Slovakia as an Investment Opportunity
There are a lot of reasons why to invest into property in Slovakia. First reason is the country’s absolute natural beauty and already booming tourism, especially numerous ski resorts are becoming very attractive to winter sports lovers from Western Europe.
There are many rural areas close to ski resorts waiting to be developed, typical wooden cottages or modern villas to be purchased and used as holiday rentals for “western market”. Slovakia is “crying out for” quality accommodation capacities.
If you’re looking for real estate investment opportunity, Slovakia has a lot to give.

Slovakia entered EU in May 2004, and there are no restrictions placed on foreigners at all when purchasing a property in Slovakia.

Flat tax rate and Economical Growth
Slovakia has one of the most favourable tax regimes in the world with both personal and corporate tax a flat 19% and no withholding tax on dividends. You can either deduct a flat 25% in respect of expenses against rental income or you can deduct depreciation, loan interest, real estate taxes, maintenance etc.

After two years, the sale of your residential apartment is CGT free and after five years the sale of other private real estate is CGT free. Donation tax and inheritance tax were eliminated as of January 1, 2004. The real estate transfer tax was eliminated as of January 1, 2005.

“Slovakia had the fastest transforming business environment in the world in 2006, and already comparisons are being drawn with Ireland's economic transformation in the 1990s. Low labour costs, low taxes and political stability make this one of the most attractive economies in Europe".

The property market and property price

Another reason why to invest into real estate in Slovakia is the property price. Prices of properties in Slovakia are variable – depends on region – while in Bratislava some properties are reaching the average level of property price in Europe, regions in central or eastern part of Slovakia are still very under estimated.

Property price growth 10-20% annually in best regions of Slovakia is already a fact. Now it’s the time to invest in Slovakia – with low investment into real estate, through booming tourism industry and right set economical reforms your investment is secured and quick return on your investment and growth guaranteed.

One word of advise. Don't buy through English based property websites for slovakia, they overprice the properties, sell you lies about the areas you are buying into and many of the agents have never even been to Slovakia.

The best way to buy property in Slovakia is to know the type of property you are looking for.Visit the country for at least 1-2 weeks and to use local agents. Local agents will also put a premium on the property price if they know you are foreign but not as much as the English websites or agents. The best way to counter this is to hire a translator to organise the visits without letting the agent know that you are English and for the translator to ask the  price before meeting the agent.
